Rental Criteria
At Legacy Properties, we are committed to fair, consistent, and transparent rental practices. All applications are processed in accordance with Federal, State, and Local Fair Housing laws. Please review the criteria below before submitting your application. Approval is based on a combination of income, credit, rental history, and background check results.
Application Requirements
- Application Fee: A non-refundable fee is required for each adult (18+) applying to live in the property.
- Complete Application: Applications must be fully completed and signed. Incomplete applications will not be processed.
- Identification: A valid government-issued photo ID is required for each applicant.
- Proof of Income: Submit recent pay stubs, tax returns, or other verifiable proof of income.
Income Requirements
- Gross monthly income must be at least three (3) times the monthly rent.
- Income must be verifiable through employer, pay stubs, tax returns, or bank statements.
- Self-employed applicants must provide the most recent tax return and/or current bank statements.
Credit Requirements
- A credit report will be obtained for each applicant.
- Negative credit history, including collections, charge-offs, or late payments, may result in denial.
- Applicants with limited or no credit history may be considered with an additional deposit or co-signer, at the owner’s discretion.
Rental History
- Applicants must have a positive rental history with no evictions, judgments, or outstanding balances owed to landlords.
- Verification from previous landlords may be required.
- Negative rental references may result in denial.
Background Check
- A criminal background check will be conducted on all applicants.
- Certain criminal convictions may result in denial, in compliance with applicable laws.
Occupancy Standards
- Occupancy is limited to two (2) persons per bedroom, unless otherwise required by law.
Pets
- Pet policies vary by property and are subject to owner approval.
- Additional pet deposits and/or fees may apply.
- Certain breeds may be restricted based on owner’s insurance requirements.
