  • Q: Can you hold a place before I apply?

    A: Yes, with a security deposit equal to one full month’s rent.
  • Q: Do I pay first month’s rent and last month’s rent with my security deposit?

    A: We only require a security deposit and first month’s rent upon move in. Under extenuating circumstances we may choose to require the last month’s rent in advance, however this would be discussed prior to approval.
  • Q: How old do I have to be to apply?

    A: You may utilize our online application process or we can provide you with an application in person or via email. The application must be filled out and returned along with the application fee in order to be processed.
  • Q: How old do you have to be to apply?

    A: Residents must be 18 years of age to apply for a rental.
  • Q: I want to get a pet. What do I do?

    A: Contact us to discuss the allowance of pets in your rental property. If pets are allowed a pet deposit will be required prior to moving the pet into the property.
  • Q: I want to move out, but my roommate wants to stay. What do I do?

    A: Lease approvals are made based on the qualification of all applicants and therefore all applicants are responsible for completing the lease term. If extenuating circumstances apply, please contact us directly to discuss.
  • Q: Is the deposit refundable?

    A: Yes, the security deposit is refundable providing the home is left in as good or better condition than when moved in.
  • Q: My lease expiration is coming and I want to move out. What do I do?

    A: Upon expiration the lease will continue as month-to-month unless either you or we give the other at least 30 days’ written notice of termination before the end of the initial term or at the end of a calendar month when month-to-month.
  • Q: What if I have an emergency maintenance issue?

    A:
    1. The air conditioner stops working when it is 85 degrees or hotter outside
    2. The toilet is inoperable and there is only one toilet in the household
    3. There is a flood
    4. There is a fire
    An after-hours emergency phone number will be provided and is also listed on our office voicemail message, however it is strictly available for emergencies as defined above. 
  • Q: Who is responsible for paying for repairs & maintenance requests?

    A: Repairs and maintenance requests are the responsibility of the property owner and are expedited by Legacy Properties. Requests can be made to our office via phone or email. Basic home maintenance such as; light bulbs, air filters, pest control, mold control etc. are the responsibility of the resident unless otherwise noted. Repair, damage or plumbing stoppages caused by your negligence or misuse are your responsibility. In such cases, repairs may be made, but you will be charged for the cost of the labor and materials.
  • Q: You have a property I want to rent. How do I apply?

    A: Please contact us to obtain a rental application and arrange for payment of the application fee.
