Can you hold a place before I apply?
We require that approved applicants begin their lease within 30 days of application approval. A security deposit equal to one month’s rent is due at the time of approval to secure the property. -
Do I pay first month’s rent and last month’s rent with my security deposit?
If all basic qualifications are met, we require a security deposit and first month’s rent at move-in. Depending on the strength of the application, last month’s rent may also be required in advance. Any such requirement will be discussed with the applicant prior to approval. -
How old do you have to be to apply?
Residents must be 18 years of age to apply for a rental. -
I want to get a pet. What should I do?
Please contact us before bringing a pet into your rental property. If pets are allowed under your lease, an additional pet deposit will be required and must be paid prior to moving the pet in, along with a pet addendum added to your lease. -
I want to move out, but my roommate wants to stay. What should I do?
Lease approvals are made based on the qualification of all applicants and therefore all applicants are responsible for completing the lease term. If extenuating circumstances apply, please contact us directly to discuss. -
Is the deposit refundable?
Yes, security deposits are generally refundable, provided there is no damage beyond normal wear and tear and all lease terms are met. Deductions may apply for unpaid rent, damages, or cleaning fees. -
My lease expiration is coming, and I want to move out. What should I do?
Upon expiration, the lease will continue as month-to-month unless either you or we give the other at least 30 days’ written notice of termination before the end of the initial term or at the end of a calendar month -
What if I have an emergency maintenance issue?
- The air conditioner stops working when it is 85 degrees or hotter outside
- The toilet is inoperable and there is only one toilet in the household
- There is a flood
- There is a fire
An after-hours emergency phone number will be provided and is also listed on our office voicemail message, however it is strictly available for emergencies as defined above.

Who is responsible for paying for repairs & maintenance requests?
All repair and maintenance requests are the responsibility of the property owner and are coordinated by Legacy Properties. Tenants can submit requests through the online tenant portal for prompt service.
Routine maintenance such as replacing light bulbs, air filters, pest control, and mold prevention is the tenant’s responsibility unless otherwise stated in the lease. Any damage, repairs, or plumbing issues caused by tenant negligence or misuse will also be the tenant’s responsibility. In these cases, repairs may still be completed, but the cost of labor and materials will be charged to the tenant.
